After more than three decades of successful operation and pioneering development in the aquaculture industry, this property known as Ausfarm, one of Australia's oldest and largest continuously operated prawn farms, is now available for sale.
Located on a sealed road just 9 kilometers from the popular tourist and surfing destination of Yamba, the property benefits from proximity to a vibrant town offering a variety of amenities including bars, restaurants, clubs, shops, and medical services. Essential town services such as power, water, telephone, and internet are all connected to the property.
Established in 1988, the farm has served a dedicated clientele both in Sydney and internationally. The estate spans a substantial 169.3 hectares (418 acres) and features 34 specially designed ponds that produce premium quality prawns. The farm is widely recognized as a leader in both market presence and industry standards.
The operational focus has consistently been on quality rather than volume. As the owners have reached retirement age, production volumes have been deliberately reduced over the past four years. The farm now specializes in producing a larger, more flavorful boutique prawn product, which commands premium prices in the market.
The property includes 129.5 hectares developed under an aquaculture license, complemented by over 20 hectares dedicated to water supply infrastructure including a reservoir, supply canals, and a settlement pond. Water security is ensured by two separate water channel accesses, providing a reliable fresh water source even during periods of salty drought or fresh water wet weather conditions. Adjacent to the main farm, under a separate title, is a 39-hectare cane farm acquired for potential future expansion.
The primary residence on the property is a brick and tile structure measuring 175 square meters. The ground floor comprises two bedrooms, a dining room, kitchen, bathroom with shower and toilet, and a two-car garage. The second floor includes three bedrooms, dining area, living room, kitchen, bathroom, and a second toilet.
A second residence, intended for management, covers 190 square meters and contains four bedrooms, kitchen, living room, dining room, and bathroom facilities including shower and toilet. The property holds entitlements for five dwellings in total, allowing for additional residential construction if desired.
The processing plant facility spans 847 square meters and is fully operational and well maintained. It includes an undercover receiving area of 63 square meters. The plant can process approximately 500 kilograms of green prawns per hour, utilizing a fully functional cooking room, grading machine, and a sorting and packing shed built to DPI Quarantine export standards. The main blast freezer has a 42 square meter capacity capable of reaching -30 degrees Celsius, while the product storage freezer covers 96 square meters and maintains -20 degrees Celsius. An ice room of 28 square meters is capable of producing seven tons of ice per day.
