  • we do not act for vendors
  • we do not act for buyers
  • we are not a real estate agency in relation to the displayed listings
  • we are not affiliated with or endorsed by the listing agency

Users must contact the appointed listing agent directly for all property enquiries.

Property listings and related information on the Platform may be compiled from:

  • publicly marketed property material

We do not independently verify all third-party information.

We will review all legitimate requests promptly and in good faith.

9. Content Update and Review Requests

Quiet Listings operates as an independent property information and discovery platform that compiles and presents publicly available property information for general market transparency and search functionality.

We recognise that listing agents and rights holders may from time to time wish to request updates to how their listings appear on the Platform.

Use of factual property data

To the extent permitted by law:

  • factual property information (including address, suburb, price indicators, property features and similar objective data) may be displayed by the Platform where derived from publicly available sources; and
  • the inclusion of such factual information does not of itself imply any affiliation, endorsement or agency relationship with the listing agency.

The Platform does not rely on direct CRM feeds from individual agencies unless expressly stated.

Requests for review or correction

If you are a listing agent, vendor representative or authorised rights holder and believe that specific content requires review (for example, due to inaccuracy, currency or rights concerns), you may submit a Content Update Request to:

To assist efficient review, requests should include:

  • the property address or URL
  • your agency name and authority
  • the specific element you seek reviewed
  • the reason for the request
  • the preferred amendment (if applicable)
Our review approach

Upon receipt of a properly substantiated request, we will:

  • review the information in good faith;
  • consider whether any factual corrections or updates are appropriate; and
  • where warranted, update or modify the relevant content within a reasonable timeframe.

While we aim to act cooperatively with industry participants, the Platform does not guarantee removal of content that consists solely of publicly available factual property information, where its publication is lawful.

Good-faith cooperation

Our objective is to maintain accurate, transparent and useful property information for the market while respecting legitimate rights of agencies and content owners.

We encourage agencies to contact us directly so any genuine concerns can be resolved promptly and professionally.

10. Search Bands and Price-Based Filtering

The Platform may display a "Search Band", which represents a technical price classification used solely for search filtering and property categorisation within the Platform's interface. A Search Band is a functional data point designed to assist users in understanding how properties may appear within price-filtered search results and is not an advertised price, price guide, valuation, or representation of the seller’s expected sale price.

Source of Search Bands

The Search Band and associated confidence indicators displayed on the Platform are technical classifications derived from a combination of publicly observable listing behaviour and associated marketing metadata. These classifications may be based on:

  • Listing Metadata: Numerical values commonly entered by listing agents or marketing platforms within backend search or categorisation fields used by third-party property portals;
  • Observed Search Placement: The lowest price bracket or threshold where a property is detected within price-filtered search results on public marketing platforms;
  • Technical Banding: A standardized range applied to the detected search classification to illustrate potential variation in how the listing may be categorised in search filters (for example approximately 5%, 10%, 15%, or up to 20% depending on listing conditions such as auctions or the absence of a clear price guide);
  • Automated Data Processing: Computational analysis and automated systems used to interpret publicly available listing information and infer search classifications.

The lower value of a Search Band generally reflects the minimum price classification where the property was identified in price-filtered marketing results, which may correspond to listing metadata supplied during the property's marketing.

Confidence Indicators

The Platform may display colour-coded confidence indicators to describe the relative certainty of the detected search classification. These indicators reflect the level of alignment between listing metadata, advertised pricing information, and observed search placement.

  • High Confidence: The detected search classification aligns closely with a clearly advertised listing price.
  • Medium Confidence: The classification is derived from listing metadata or observed search placement where pricing is partially disclosed.
  • Low Confidence: The property is marketed without a clear price guide (for example auctions or "contact agent" listings), resulting in a broader technical search band.
Purpose of Search Bands

Search Bands are displayed for transparency and search functionality only. They are intended to help users understand why a property may appear within particular price-filtered searches.

  • Search Functionality: Enables categorisation of listings within price-filtered results on the Platform.
  • Search Transparency: Helps users understand how listings may be positioned within backend price filters used by marketing platforms.
  • No Price Representation: Search Bands are not intended to represent the vendor’s asking price, reserve price, guide price, or expected sale price.
No Reliance

Users must not rely on any Search Band or associated indicator as a representation of a property's price, market value, or vendor expectations.

  • Accuracy: Metadata supplied by third-party marketing platforms or agents may be placeholders, outdated, or intentionally broad for marketing visibility.
  • Verification: Users should obtain official pricing information directly from the appointed listing agent and the original marketing materials (such as a Statement of Information, Contract of Sale, or agent-provided price guide where applicable).
No Representation and Limitation of Liability

To the maximum extent permitted by law, Quiet Listings:

  • No Ownership of Agent Data: Does not claim ownership of any metadata or search classifications originating from third-party agents, agencies, or marketing platforms;
  • No Warranty: Makes no representation that any Search Band reflects the vendor’s actual price expectations, reserve price, or the true market value of a property;
  • No Adoption: Does not adopt or endorse the accuracy of any agent-provided or platform-derived search metadata;
  • Limitation of Liability: Disclaims liability for any loss, damage, or expenditure (including but not limited to inspections, reports, or legal costs) incurred as a result of reliance on price-based search functionality or Search Band indicators.

11. Platform availability

We do not guarantee that the Platform will be:

  • uninterrupted
  • secure
  • error-free
  • continuously available

We may modify, suspend or discontinue any part of the Platform at any time without notice.

12. Forward-looking information

Any market commentary, estimates or forward-looking statements on the Platform are general in nature and subject to change.
